1) Who we are

These Terms & Conditions (“Terms”) govern your use of injazrt.ae, aqari.injazrt.ae and our related digital channels, as well as your engagement with services provided by Injaz Real Estate Trustee LLC (“Injaz”, “we”, “us”, or “our”), a Dubai Land Department (DLD)–approved Real Estate Registration Trustee. 2) Scope & relationship with DLD

Injaz acts as a licensed Registration Trustee facilitating real-estate registrations (e.g., property transfers, mortgages, gifts) through DLD systems and service centers. Certain steps, fees, documents, and approvals are determined by DLD rules and may change when DLD updates its processes. (Dubai Land Department)

3) Services

Our website and counters enable you to seek:

  • Registration services (sale/purchase transfers, mortgages, releases, gifts, developer registrations);

  • “Aqari” / service-trustee requests (e.g., Ejari renewals, title deed updates);

  • Appointments, general guidance and document intake.

4) Eligibility & your responsibilities
  • You confirm you have legal capacity and, where acting for someone else or a company, proper authority (e.g., POA where required). (famproperties.com)

  • You will provide accurate, complete and current information and original documents on request. DLD or banks may require originals, certified copies, or additional attestations.

5) Appointments, queues & turnaround
  • Appointment slots (online or phone) are for convenience and may be rescheduled.

6) Fees & payments
  • Government fees and trustee service fees apply as per DLD schedules and circulars and may change without prior notice.

  • Accepted payment channels can include Noqodi / Dubai Pay, approved card payments, and (where applicable) manager’s cheques, subject to DLD/bank rules. Proof of payment/receipts are required. (Dubai Land Department)

7) Document handling & verification
  • We may scan, upload and submit your documents via DLD systems per the mandated workflow (verification → data entry → audit → fee collection → receipt). (Dubai Land Department)

  • We may decline or pause processing where documents are incomplete, inconsistent, or where fraud/AML concerns arise.

8) Anti-money-laundering (AML), sanctions & compliance

9) Outcomes & limitations
  • Registration outcomes (e.g., issuance of title, acceptance of POA, fee calculations) are determined by DLD. We provide trustee facilitation, not legal or investment advice. (Dubai Land Department)

10) Cancellations & no-shows

  • You must not misuse the sites (introduce malware, attempt unauthorized access, scrape, or disrupt).

12) Privacy

13) Communications

By contacting us via forms, phone, email, or messaging apps, you consent to receiving operational communications (e.g., appointment confirmations, document checklists, payment instructions, receipts). Marketing messages are sent only with consent and can be opted out.

14) Disclaimers
  • Except as required by law, we disclaim warranties (express or implied) regarding accuracy, completeness, fitness for a particular purpose of website materials.

15) Liability
  • To the extent permitted by law, Injaz is not liable for indirect, incidental, or consequential losses (including loss of profits, data, goodwill) arising from website use or delays attributable to third-party systems (e.g., DLD portals, bank/payment networks).

  • Our aggregate liability for services, if any, is limited to the service fee you paid to Injaz for the affected matter (this does not limit any statutory rights or liabilities that cannot be excluded under UAE law).

16) Indemnity

You agree to indemnify and hold Injaz, its officers and staff harmless from claims, damages, penalties, and costs arising from: (a) your breach of these Terms or applicable law; (b) inaccuracy or illegality of documents you provide; (c) misuse of the sites.

17) Force majeure

We are not responsible for delays or failures caused by events beyond our reasonable control (e.g., system outages at DLD/banks, network failures, regulatory changes, strikes, extreme weather).

18) Changes to Terms

We may update these Terms periodically. The Effective date will be revised, and material changes may be highlighted on the site. Continued use after changes means you accept the updated Terms.

19) Governing law & jurisdiction

These Terms are governed by the laws of the United Arab Emirates and applicable Dubai regulations. Courts of Dubai, UAE shall have exclusive jurisdiction, unless mandatory law provides otherwise.
